NNN Senior Living Equity Investment | 25% Ownership
$4,000,000 equity investment.
Owner is seeking an equity investor for their value-add senior living property that has a huge upside on the way.
Owner is currently onsite in Alabama, repositioning the property, the operations, the employees, the management and all things related to marketing and refilling of the property – including renovating the interior of 25 rooms and commenced leasing of those rooms at market rents.
The owner has decided to open up their asset to an equity partner.
This asset has already been purchased (they are not seeking seed money to close on a deal).
The owner has a cost basis on this Senior Living Community of $12 Million.
The projected value-adding will take the value of this asset to more than $27 Million!
With this $15 Million of upside, they are interested in sharing/divesting of a portion of their ownership, to bring liquidity to their little organization by selling 25% of the ownership of this property (by way of TIC or the LLC ownership sale of the property) to a passive investor who invests $4.0 Million.
This new equity investor will enjoy return of their equity investment upon refinance of the asset (plus surplus), when the value-adding is completed in 2 - 2.5 years.
To refinance back the $12 Million and the Investors $4.0 Million, the owner will only need a 60% LTV loan.
The owner will likely refinance for the maximum LTV, and the proceeds will be split accordingly to the ownership interest, thereafter – the cash flows from holding and operating the property.
