A mineral lease is a right to extract minerals from everything under the ground that is either for a set period of time or until all of the minerals are extracted.

This is an ALL CASH investment requirement, considered "likekind" eligible for a 1031 Exchange Like-Kind Replacement Property.

Ideal for the LARGE asset owner who has standby buyers for their asset, however, reluctant to pull the trigger because there is simply no 1031 likekind replacement properties that come even remotely close.

Examples:

1. You are in a 1031 Exchange. $100 million sales price, $20 million in existing financing (debt to replace in a 1031 Exchange). You assign ~$48 million of the $80 million in cash towards this investment which will pay you an estimated $80 million in 11 months! Where on this planet could you ever find an equivalent?

2. You are in a 1031 Exchange. $100 million sales price, $70 million in existing financing (debt to replace in a 1031 Exchange). You only have $30 million in cash. This deal will flatly not work for you since assign ~$48 million in cash is needed in addition to the $70 million in "Relief of Debt" that you owe taxes on!

3. You have $48 million in cash. The volatile stock market is not an alternative and ridiculous interest earned in a bank savings account or CD rates are just not an option as they hover below 1.00% per year!
