1. A to be built assisted living facility in a prime location.
They have been asked to build the facility.
If investor provides the equity and financing, they get to be the take out buyer of the entire asset (including operations).
The owner/builder will take a development fee.
2. They own about a $140m facility that is at 96% leased.
They don't want to sell 100%.
They will sell a 49% equity position to an equity partner.
They need to remain as the operator and they are doing very well.
If they sell less than 50%, they avoid having their property taxes adjusted (as does with a sale).
3. They are planning to add on about 100 units to the above 96% leased facility.
They will take on an equity partner for this expansion.
They need to remain as the operator - these will be connected to the existing facility.
