There is a Wendy’s being developed next door (SW side).

The City is very much in favor of Senior Housing, and this is a very high growth area.

There is a total of 8.7 acres, but there is a very small creek bed on a portion of the property. A developer could avoid that area and build about 70 units, they could pipe 300 feet of the stream (IAW Federal regulations) and gain more units, or they could do abatement with the City to gain usage of the full property (this would need to be explored cost vs. return). At a minimum the un-developable portion makes for a fantastic green space for the tenants of the Senior Housing complex, and actually makes it a very attractive piece — dog park, walking trails, etc. It is completed wooded / forested at the moment.
